Q: Am I required to make my property available to Section 8?
A: Landlords are not obligated to accept Section 8 vouchers. The landlord evaluates
the acceptability of the voucher holder as a tenant using the same criteria they
would apply to any other prospective renter.
Q: Are you licensed?
A: Yes. The California Business and Professional Code requires a real estate
license to perform most acts related to real estate and property management. Our

Q: Can I reach you after hours?
A: Our normal business hours are 8 am to 5 pm Monday through Friday.
However, a staff member is usually available on-call after hours. Our
maintenance line is available 24/7 for emergencies.
Q: Can you put the money directly into my account?
A: Yes! We offer direct deposit as part of our service. You can update this
information through your owner portal or by contacting our office directly.
Q: Do I get to see the lease or sign it?
A: Yes. We prepare all of the documents but you are the one that signs and
approves the lease.
Q: Do you sell real estate too?
A: We have a great partnership with our preferred Realtors. We work directly
with our Realtor partners to assist you with buying or selling properties.
Q: How and when do I get my checks?
A: Rent is paid to you every month. For your convenience, we will send you a
check to the address of your choice or we can set up your account for direct deposit.
Q: How is rent collection handled?
A: Our residents use their online portal to pay rent, which they have the option
of setting up on auto-pay. They also have the option of sending their payment
to our main office.
Q: How long of a lease do you sign?
A: We offer our residents a 1-year lease which is renewable every year.
Q: How much security deposit do you charge the tenant?
A: Tenants provide a 1-month security deposit. If you welcome pets,
we collect an additional pet deposit.
Q: How soon can you start managing my property?
A: Once we complete your market analysis and we agree on our service terms,
we can start today!
Q: What type of properties do you manage?
A: We manage residential 1-4 unit homes, apartment complexes and commercial properties.
Q: What type of reports do I get and how often?
A: You will receive a monthly account statement, a year-end financial
statement, and a yearly renewal property report and market analysis.
You will also receive a copy of the move-in/move-out report any time
there is a change of tenant.
Q: Who holds the tenant security deposit?
A: We hold security deposits in a trust account. Upon move-out, a full
accounting is provided to you and the tenant.
